Here’s What You Can Do Now to Be Ready to Sell This Spring in Seacoast NH
Thinking about selling your home this spring? You’re not alone, spring is one of the most active seasons in the Seacoast real estate market, and the homeowners who start preparing early are the ones who tend to see the best results.
If you're in Exeter or anywhere across the Seacoast of New Hampshire, now is the time to get organized so you can hit the market strong. Here's what you can do right now to get your home ready without the last minute stress.
Start Decluttering and Donating
Take a walk through your home and start simplifying. The less clutter, the better your home will photograph and show. Closets, basements, attics it’s all fair game.
This is a great time to donate items you no longer need. If you’re not sure where to bring things locally, I put together a helpful guide here:
👉 Where to Donate Around the Seacoast
Gather Records and Make a List of Updates
Start collecting receipts or invoices for any work you've done to the home — from roof repairs to appliance upgrades. Create a list of improvements and updates so you can easily share them with your agent (and ultimately, with buyers). This adds real value and builds trust.
Schedule Maintenance on Key Systems
If it’s time to service your:
- Furnace or heating system
- Central air or mini-splits
- Water treatment system
- Pump the septic
…go ahead and get on your service provider’s calendar now. These systems should be in great shape before buyers start walking through the door.
Plan for a Deep Cleaning
A clean home always shows better. Start by working through your home in sections, it makes the process feel more manageable and less overwhelming. Focus on baseboards, windows, light fixtures and switches, and areas that often get overlooked.
And if deep cleaning isn’t your favorite task, now’s the perfect time to bring in help. I know a few excellent local cleaning companies I’d be happy to recommend. A sparkling home leaves a lasting impression on buyers.
Tidy Up the Yard and Boost Curb Appeal
Curb appeal matters more than you think. Plan a spring clean up for your yard for once the snow melts. Raking, trimming and fresh mulch goes a long way. Even in early spring, a neat exterior tells buyers the home has been cared for.
Consider a Fresh Coat of Paint
If any rooms are scuffed, very bold colors or just in need of a refresh, a new coat of neutral paint goes a long way. It helps rooms look clean, bright, and move-in ready, a huge plus for buyers.
Finish the Small Projects You’ve Started
If you have a half finished flooring transition or cabinet handle still sitting in the drawer, now’s the time to finish those little tasks. But…
Don’t Start New Renovations Without Talking to an Agent
It’s tempting to update older features, but here’s the truth: not all updates bring a return on investment, and sometimes they backfire. I’ve seen brand new flooring or vanities torn out by buyers simply because they weren’t their style.
If something works but just feels a little dated, reach out before making changes. You may be better off presenting your home as-is, pricing it appropriately, and letting the buyer bring their own vision.
Work With a Local Agent Early
With over 16 years of experience here in the Seacoast market, I can tell you this: the sellers who start early always do better. Buyers can feel when a home has been thoughtfully prepared.
Whether you're already packing or just starting to think about moving, I’d love to be your resource. When you're ready I’ll prepare a market analysis for your home, give you honest advice to help you make an informed decision and help you create a clear plan. No pressure, just real support.
